Legal Requirement

If you are a Letting Agent, Private Landlord, Social Housing Landlord, or simply renting out your property, from 1st October 2008 an Energy Performance Certificate is required for residential properties of all sizes, and must be shown to prospective tenants. However the certificate is only required when being first let or re-let (not required for existing tenancies).

 

Valid for 10 Years

For rented properties the EPC is valid for 10 years, so when changing tenants during this period no new EPC is required. This applies to both Private and Social Sector landlords.

Social Housing

Energy Performance Certificates for Local Authority and Social Landlords (RSLs) are produced in a slightly different way to that of private domestic / rental properties.
